01Strategy
Choose HMO because the property supports it.
Bedroom count alone does not make a good HMO. Layout, bathrooms, communal space, licensing, local demand, Article 4 direction where relevant and the landlord's objectives all affect whether the model is sensible.
02Compliance
Licensing and safety are part of the business model.
HMO requirements can differ by local authority and property size. Before a management route is represented as available, the relevant licensing, planning and safety position needs to be understood for the actual property.
03Operations
Room-by-room management has its own rhythm.
Tenant communication, communal areas, maintenance, inspections, utilities, room changes and arrears management can behave very differently from serviced accommodation. The operating setup should reflect that reality.
04365 network
Use the right route for the right property strategy.
Where a traditional AST or HMO route is more appropriate than short or serviced accommodation, the opportunity can be directed through the relevant lettings route in the wider network rather than forcing the property into short stays.
