Scope

This page explains the general framework used when 365 Short Lets works with a landlord or property owner. The signed property-specific management, letting or service agreement remains the authoritative agreement and takes priority where its terms differ.

Services

The services supplied for a property are those stated in its signed agreement. Depending on the instruction, these can include listing and distribution, pricing support, guest communication, cleaning coordination, maintenance coordination and owner reporting.

Owner responsibilities

Owners must provide accurate ownership or authority information, disclose relevant restrictions and consents, and keep the property suitable for the service being provided. Responsibilities can vary by property, location and agreement.

Compliance

The property must satisfy the legal, safety, licensing, planning and consent requirements that apply to its use. Required evidence can include gas, electrical, fire-safety, energy or other property documentation. A listing or service may be paused where required evidence is unavailable.

Insurance

Owners should maintain insurance appropriate to the property and its intended use and disclose that use to their insurer. Any insurance obligations specific to the management arrangement are set out in the signed agreement.

Revenue and costs

Management fees, booking revenue treatment, platform costs, cleaning, maintenance, payment processing and any other charges are governed by the property-specific agreement and the actual services used. Owner statements should show the relevant transactions and deductions.

Maintenance

365 may coordinate routine or reactive works where this forms part of the service. Approval limits, emergency authority and responsibility for costs are governed by the signed property agreement.

Term and termination

The contract length, notice period and treatment of existing reservations are defined in the signed agreement for the property. This page does not create a separate minimum term or notice period.

Data and confidentiality

Personal data is handled in accordance with the Privacy Policy. Confidential commercial information should be handled in accordance with the applicable signed agreement.
